My passion is making this process approachable and understandable, because for most people a property purchase is the single biggest investment of their life, and it is usually made in a hurry, in a foreign language, on the basis of a viewing that lasted forty minutes.
I came to it through a Building Surveying background in the UK, and began my career in Germany working for boutique technical consultancies, the kind instructed by funds and investors to tell them, honestly, what a building will cost them. I have been working across the DACH region since 2015, and I am certified as a Sachverständige für Schäden an Gebäuden und Wertermittlung (DESAG, DIN EN ISO/IEC 17024).
What struck me in that work was the imbalance. Institutional buyers get a full technical picture before they sign. Private buyers, spending a comparable share of everything they have, are handed a brochure and an afternoon. ABC Experts exists to close that gap: the same discipline, the same instruments, the same costed findings, written for a person rather than an investment committee. It is a woman-owned practice, and a deliberately small one, because the service I wanted to offer does not scale by cutting time with clients.
People ask me: do I really need someone to check the property?
Yes. And not only for what is wrong today.
My reports cover the technical condition, structure, moisture, roof, services, the twelve areas, and they also set out life-cycle cost estimates over ten years: when the roof, the windows, the heating and the façade will need money, and roughly how much. That turns a purchase decision into a plan. Buyers use it to negotiate; owners use it to budget; nobody is surprised five winters later.
My commercial background does real work for private clients too. Having assessed offices, hotels, care homes and logistics, I read a building the way an investor’s adviser does, in capital expenditure, risk and timing, and then translate it into plain language for the person actually buying it. I also quote renovations, draw plans and help clients turn a property they have bought into the one they wanted.
I work to the needs of each buyer, not a template: some want a fast go/no-go before an offer, some want every wall measured, some want me on the phone while they negotiate. And I am hands-on, usually the first one up the ladder, into the roof space, behind the panel, cross-checking with a second instrument before anything goes into writing.
Finally: I work exclusively for buyers and owners. Never for the seller, never for the contractor whose work I am assessing, no commissions, no referral fees, no arrangement that would make it easier to write a comfortable sentence than a true one. Every inspection is carried out by me personally, every report carries my seal, and you can call me before, during and after.
